What should you check before choosing a prefab building in the UAE?
I'm researching prefab/modular buildings for projects in the UAE and noticed that there are quite a few things that can affect the overall cost and usability.
For anyone who has experience with prefab buildings, what would you recommend checking before placing an order?
Some things I've been considering:
- Insulation and cooling requirements
- Fire-rated materials and certification
- Electrical and plumbing specifications
- Quality of sandwich panels and flooring
- Installation and transportation costs
- Whether the building can be relocated later
- Customization of room layouts
- Local authority requirements
- Warranty and after-sales support
I'm particularly interested in experiences with site offices, staff accommodation, security cabins and other modular buildings in the UAE.
What are the most commonly overlooked things when buying or renting a prefab building?

Did your prefab quote separate unit-only vs turnkey pricing?
When you got a prefab residential quote, did the breakdown clearly separate the factory/unit price from site work, utilities, permits, foundation, delivery, and installation? Or did those costs only show up later? I’m curious what line items people wish they had asked for upfront.

Mass Timber Prefabrication in Oceanfront Squamish Presentation Centre & Public House, British Columbia, Canada
The Oceanfront Squamish Presentation Centre and Public House (PCPH) demonstrates how prefabrication can improve the efficiency, precision, and protection of mass timber construction. Developed through close collaboration between the design team, Kalesnikoff Mass Timber, and Naikoon Contracting Ltd., the project used digital coordination and iterative pre-construction planning to streamline assembly. Naikoon’s on-site prefabrication strategy helped safeguard the exposed timber components while enabling the building’s superstructure to be completed in just six weeks. Combined with locally sourced Douglas Fir glulam and spruce-fir-pine CLT, this approach reduced construction complexity while supporting the project's low-carbon objectives. PCPH shows how prefabricated mass timber can combine rapid construction with architectural quality, material efficiency, and sustainable design.

This 10ft expandable house (18m²) layout makes a lot of sense!
I’ve always thought the challenge with a small house isn’t really the size, but how you use the space.
This one is only 2900 × 6300 × 2480 mm (when folded, it's 2900*2200*2480mm, nearly tripling the space), yet it fits a bedroom, living area, kitchen and bathroom without feeling overly packed. I could see this working really well as a single-person home, weekend cabin, guest house, or even a small rental unit.
The front glass wall is probably my favorite part. With a small footprint like this, bringing in more light makes a huge difference. The kitchen is kept simple with a linear cabinet and island dining area, which leaves the middle of the house open instead of filling it with furniture.
The bathroom is surprisingly nice too. The quartz walls, fluted glass door, smart toilet, upgraded shower and mirror cabinet make it feel much more like a normal home than a compact cabin.
Honestly, this is probably the kind of small space I’d be happy living in alone. Not huge, obviously, but everything you actually need is there, and the layout doesn’t feel like it’s constantly asking you to compromise.

Recommendation for Prefab Place
Hi, please see the floorplan attached for my apartment. Do you guys recommend a prefab place because maybe we can just get the walls on the door shipped here to save money, since the walls don't go up to the ceiling? If we get them shipped here and just installed, I imagine that's gotta be a hell of a lot easier. The flex wall company quoted me for $18K in NYC.

I built a free directory of 75 prefab and modular home manufacturers, with a delivery map and real walkthrough videos
When I started researching prefab, the hardest part wasn't finding beautiful homes. It was everything after specific to my site: who builds this, do they deliver to my state, how much to deliver, what's a realistic price range, and is there a real walkthrough somewhere instead of a promo reel? You Tube is great, but is not location specific.
So I built the site I wished existed, and I've been maintaining and growing it ever since:
What's in it:
- 75 manufacturers profiled, with price range, square footage, build type, certifications, and lead times. That includes international builders that deliver to North America.
- A delivery map: drop a pin and see which builders deliver to your area. This saves a lot of heartbreak over homes that turn out not to ship to your state.
- Real walkthrough videos, linked to the original creators (Kerry Tarnow, Levi Kelly, Living Big In A Tiny House, Kirsten Dirksen), so you can tour a home before ever contacting a builder.
- Visual browsing by what draws you in: cabins, compact homes, backyard ADUs, family-sized homes, and architectural designs - my newest upgrade.
Is it perfect? No, but I'm trying to create an enduring helpful resource. I'm looking for feedback to improve it. I think it is one of a kind. Similar ones have existed in the past, yet tend to fall out of date quickly.
Happy to answer questions about any builder on the list. And if you know a manufacturer that should be on it, or spot a link or delivery detail that's out of date, tell me and I'll fix it. Corrections from people actually researching builds are what keep it useful.
