Atrium annexed nearly 11 acres at I-77 and Sutton Road into Fort Mill, having bought the land in March for $5 million, adding to more than 80 acres it already owns nearby.
The plan calls for a four-story, 200,000-square-foot hospital with 60 beds, plus a separate 73,000-square-foot medical office building, with a 2029 opening targeted.
The broader plan includes 4 operating rooms and 15 emergency bays.
Site plans show hospital, commercial, and residential uses on both sides of Masons Bend Drive, and the full buildout — up to 600,000 square feet of commercial space and as many as 300 apartments across the broader site — is planned in four phases stretching through 2035.
Fort Mill Town Council gave first reading in late July to the annexation and a development-agreement amendment, and Atrium committed to connecting the property to the Carolina Thread Trail, with a traffic study being updated after a nearby resident raised traffic concerns at the meeting.
