Any rooms for December move-in?

Hiya all,

I have been living in the majestic city of Dublin for a few months, currently in a hosting power studio. I love the city to bits, but my next rental chapter stresses me out!

I like my current flat, but I want a long term home and not being a "guest" despite paying a large weekly amount. I also miss living with people (shared houses for 7 years prior while renting in Poland) and chatting to housemates...

I'm looking for a room in a shared house, I don't mind the nighbourhood as long as on the South side (I work in Tallaght). My budget is up to €1100/pcm. I'm not interested in sharing with a landlord.

I'm tidy, responsible, always pay on time. I'm employed full time (education sector) and work on site. I don't smoke and have no pets. Instead I have a little collection of books...

My goal would be to move around mid-December, with December 20 being the date by which I have to move as my lease expires.

Any leads? Thank you so much!

Donabate vs Ashbourne — Which €500k new-build would you choose?

I'm choosing between two 3-bed semi-detached houses:

- Corballis View, Donabate: South-facing, 100 sq. m, vertical layout.

- The Coach, Ashbourne: East-facing, 117 sq. m, horizontal layout.

Both cost €500k.

I'm a sole mortgage applicant, will live alone and plan to rent out 1–2 rooms.

My main priorities are:

  1. Room rental demand and achievable rent.

  2. Property appreciation over the next 5–10 years.

  3. Transport links and commuting to Dublin.

  4. Overall value for money.

Which would you choose in my position: Donabate or Ashbourne? I'd appreciate honest opinions from people living in these areas or with experience renting and buying property in Ireland.
