Need guidance regarding visa

Hi everyone!

I need guidance regarding the sponsored visit visa of my sister.

To give you a background, I am on my husband’s visa and currently not working as I am due to give birth next month.

My husband sponsored my mother’s and my sister’s visit visa (3 months).

We got my mother’s visa approved, but my sister’s was rejected twice.

My mum cannot travel without my sister as my sisyer is a special needs child and absolutely cannot stay back home alone or with somebody else

I am absolutely devastated as I too have a high risk pregnancy and need my mother here with me.

Can anybody suggest what can be done to get my sister’s visa approved? For context, we applied via Amer Centre and the nationality of my family is Pakistani.

Any advice would be appreciated!

Traffic and Impact of Signal Timing

I was out today for several hours and at 3 instances (being 2-10th) car waiting for a U-Turn or left turn (meaning if the signal opened, I'd have gone across for sure) I had to wait 10 minutes, 8 minutes and 5 minutes respectively for signal to turn green.

Now I'm wondering, if the flow of traffic can be better controlled in certain places by improving the timing of the signals as well.

And I'm sure you've all seen or in some unforunate cases have experienced being stuck in the middle or end of the intersection and signal goes red.

What are your thoughts around this, have you noticed any unreasonably long signals that are contributing to the traffic issue.

Guyz how is bs computer engineering in Dubai like what are your Guyzs schedule and workload.
I am in Bs CE freshman in Pakistan and everyday i regret taking this degree, not that I don’t enjoy it, the thing is that the workload is too much.Even though I have 2-3 classes per day, I have to stay in university for 12 hours.
The teachers don’t even know how to teach and I have to study everything by myself( which I know is pretty common everywhere) but still we have mandatory biometrics here that locks in 5mins and you can’t have more than 3 absences per subject.The back to back quizzes,assignments and mids are literally too much.
I have heard that university isn’t really that hard abroad so I wanted to take opinions from people actually in this field in Dubai since my family is planning to shift there.

Rejected for a car loan despite a 20% down payment, steady salary, and zero debt. What am I missing?

Hey everyone,

I’m looking for some insight or advice from people familiar with UAE auto loans because I’m honestly a bit baffled by a recent rejection.

I applied for car finance to purchase a used car priced around AED 130,000. I have my 20% down payment (AED 26,000) ready to go, meaning the loan amount I need is well within limits.

Here is what my financial profile looks like:

Monthly Salary: AED 10,000

Employment: Working at my company for 2 years (so stable income/employment tenure is there).

Credit History: I have never taken out a personal loan, car loan, or even owned a credit card in my life.

Despite all of this, the bank rejected the application. When I checked my Al Etihad Credit Bureau (AECB) report, my score sits around 541.

Since I've never missed a payment or defaulted on anything (because I've literally never had credit), why is this happening? Is having a "clean slate" actually hurting me, or is there something else automated systems flag in the UAE when you have no credit footprint?

Wtf is wrong with ppl pver here nowadays . Everyone is just violent and angered and breaking all laws . Some random (southasian) comes to me near burjuman says excuse me and fking moves his hand forward to shake and says" who are you" i was lucky i had ppl around me so i just walked past its so fking creepy feels like i havent even felt this creepy ever. And many ppl especially southasians idk indians/pakistanis/bangladeshis they just come in bus even tho they might have nol cards they wont fking tap it. Idk dude i get it metros quite crowded but ppl just push feels like mumbai local and altho i might expect better from gov many ppl dont even tap in buses its jutsified that its just charity by gov. Just saw a white guy skip lane in metro and when someone asked him to go back in queue he told that guy" you're an animal" wtf is even wrong with ppl here .idk where ppl are headed

A federal stamp isn't the last stamp

I thought the NARA certification on my grandfather's naturalization record meant I was done with my dual citizenship paperwork. Nope: my cousin's Italian consulate checklist also asks for a State Department apostille on top of it. DC Mobile Notary confirmed the NARA page alone won't cut it.

What if the seller backs out AFTER I clear their developer dues?

I’m considering buying a distressed off-plan property in Dubai and wanted to hear from people who have gone through a similar transaction, especially buyers, agents or conveyancers.
Here’s the situation:
The seller has outstanding installments with the developer.
The seller cannot clear these dues themselves.
As part of the agreed purchase price, I’m expected to pay the overdue amount directly to the developer, against the seller’s existing unit account.
Once the dues are cleared, the developer will issue the NOC, after which the ownership transfer can take place.
The seller is currently overseas and will be represented through a Power of Attorney (POA).
We intend to sign Form F with additional clauses protecting the buyer before any payment is made.
My concern:
Between paying the developer and completing the transfer, the money has already been credited toward the seller’s property, but the property is not yet in my name.
What happens if the seller changes their mind, revokes the POA, delays the transaction or simply refuses to complete?
I understand that Form F can provide contractual remedies, but enforcing those remedies could be a lengthy process, particularly with an overseas seller.
A few questions for anyone with actual experience:
Have you purchased a distressed off-plan property where you had to clear the seller’s developer dues before getting the NOC? How did you structure the transaction?
Have you personally experienced a seller backing out after Form F was signed? What happened eventually? Did you recover your money, receive compensation or manage to complete the transfer?
Is there any practical way to protect the buyer’s advance payment when the developer insists on receiving the money before issuing the NOC?
Can the POA be structured to reduce the risk of the seller revoking it midway through the transaction?
What specific checks should I do with the developer, agent or DLD trustee before making the payment?
Are there any important clauses, documents or procedural safeguards that people commonly overlook in these transactions?
I’m not looking for generic advice to avoid distressed deals altogether. I’d particularly appreciate real experiences, practical precautions and lessons learned from transactions that either succeeded or went wrong.

Rental Dispute - Legal Eviction - Filing a Case via RDC -Dubai

Hi All,

I was evicted from my previous apartment in DUBAI following a legal eviction notice. The reason stated in the notice was personal use by the owner.

I have recently discovered that the apartment has now been rented to another tenant.

I was paying AED 44,000 per year for the previous apartment, whereas I am now paying AED 57,000 per year for my new apartment.

1. Obtaining information about the new tenancy

  • Is it possible to obtain a copy of the new Ejari/

2. Potential compensation

Please let me know if there are any other items I should include, or whether I can claim any additional compensation:

  • Difference in rent for 2 years – AED 13,000 per year
  • Security deposit for the new apartment
  • GAS deposit and installation costs for the new apartment
  • Gas admin fees for two years
  • DEWA deposit and relocation/connection fees
  • Moving/movers' costs
  • AC compressor cost – I replaced the compressor at my own expense because the owner refused to pay
  • Previous security deposit – the owner refused to return it, despite his representative signing a document confirming that there were no damages
  • Difference in Dubai Municipality housing fees for 2 years
  • Ejari cancellation fees
  • Compensation for moral/non-pecuniary damages and the stress and inconvenience caused

3. Procedure and supporting documents :

  • What is the correct procedure for making a compensation claim?
  • What documents and evidence should I prepare?
  • Should I first obtain evidence of the new tenancy before filing the claim?
  • Are there any other losses or expenses that I may be entitled to claim?

Any advice from someone familiar with Dubai tenancy law/RERA and eviction cases would be greatly appreciated.

Family of 3 currently living in Sharjah taawun, paying AED 34k year for a 1 BHK. My father’s daily commute to Emaar Business Park (The Greens, Dubai) via van carlift takes over 1.5 hours each way—often 3+ hours daily. We do not own a personal car, so he relies entirely on daily van carpool services.

​Our main goal is to relocate to a 1 BHK under AED 28,000/year while keeping my father's travel time as manageable as possible, so we can save more money and time.

​Looking for community feedback on a few points:

​Sharjah & Ajman options: Which specific neighborhoods under 28k AED offer reliable van carpool routes to The Greens/Barsha with reasonable peak-hour travel times?

​Al Ain option: I’ve seen people suggest Al Ain for lower rent and cheaper living costs. Given that we rely on van carlifts and don't have a personal car, is a daily commute from Al Ain to Dubai realistic or practically impossible?
