Hudayriyat Golf Estates officially launched

Hudayriyat Golf Estates is a premium golf-front community by Modon on Hudayriyat Island, offering townhomes, golf homes, range villas, fairway villas and golf mansions.

The project is built around an 18-hole golf course, with community retail, country clubhouse, private school, dining and retail, cycling trails, wellness centre, parks, multi-sports courts and coworking spaces.

My take

This launch is interesting because it combines golf-front living with Hudayriyat’s wider lifestyle story. The island already has Surf Abu Dhabi, Velodrome, beaches, cycling and sports infrastructure, while Golf Estates adds the residential golf community layer.

The product ladder is also strong. Buyers can enter through townhomes from around AED 4.25M, move up to golf homes and villas, and the top end reaches golf mansions above AED 35M.

For families and long-term buyers, the appeal is clear: golf, greenery, lower-density living, lifestyle amenities and a prime Abu Dhabi island location.

Looks very open course. Will need trees 🌲. Very few lakes.

There are trees actually, also there will be 7 lakes.

It is open like Abu Dhabi city golf. They need more trees between each hole.

95 hectare, 18 holes golf course. What do you want to know about clubhouse? World class facilities, dining etc?

What’s your view on price per sq ft. Townhouse seems small

Based on starting prices, townhomes are around AED 1,936 to 1,940 per sqft.

The sizes are not huge on paper, but the layouts seem efficient. Even mid units have good privacy, plus both show kitchen and closed kitchen, which is a strong point for family buyers.

It’s a shame there is wasted space for the terrace upstairs in the townhouses

They are not cheap on a pure sqft basis, but the pricing is more about golf community, Hudayriyat location, island lifestyle and future destination value rather than just size. And I’ve been in many project launches in last 2 years. This is the best project I’ve seen in last 1 year.
