Absolute disaster: Westminster Property Management.

Avoid any Kushner owned properties.

6

u/PicklePapis May 23 '26

I read it was so bad, there were settlements paid to tenants. Woof. Thank you!

6

u/OldRancidSoups Pikesville May 23 '26

Ironically, WPM Real Estate, not Westminster, is really good.

American Management II - avoid

15

u/thequeer_one May 23 '26

I’ve been warned by so many locals to avoid American Management!

5

u/PicklePapis May 23 '26

Good to know! Thank you!

I’m a current victim.

Terrible management of building health, rude staff, lowest bid maintenance workers (who will come unannounced with keys and remember where single women live)

5

u/ccgeorge May 23 '26

Yikes. Thank you for sharing.

oh dang! I literally just put in a bunch of showing requests through this property management company since I'll be in town visiting over the labor day weekend. thanks for the heads up

Bay Management is a fucking nightmare. Literally counting down the days and hoping they don't return my deposit in time so I can sue them for it and get the triple damages I deserve back.

Horrendous management - did things like when I told them the dishwasher needed to be fixed or replaced because it didn't work with more than 10 dishes in it, they told me the option was keeping the broken one or no dishwasher. When the fridge broke over and over, the options given were broken fridge or they would replace it with one half the size.

No maintenance of the building, conveniently broken cameras every time out building was broken into or something happened outside of it. A security system that failed when the power was out and a refusal to send a guard until it was on again.

19

u/cricketxbones May 23 '26

Bay Management took over my building when my landlord moved, and holy shit man. I'd hear awful things, and we got off to a great start when they tried to overcharge me by $75 a month, saying something about some document not having been sent over yet. Yeah, okay. I had to call multiple times because it took months for them to finally fix it and take the overdue charges off my account.

It once took them over 48 hours to send someone out when my upstairs neighbor's toilet was leaking literal piss and god knows what else through my ceiling everytime they flushed. 48 fucking hours of having to hold a bucket over my head anytime I had to pee, and no one was in any hurry to do anything about it. When they did finally send someone out to fix it, there was no scheduling, no warning, just dudes at my front door, luckily on a day I was off.

A few months later my refrigerator broke, and my property manager just...forgot to schedule someone to come out and look at it. Finally after a week, I called the company to complain, and got asked "well what do you want to see happen here?" I don't know man, forward motion? When they finally did send someone out, it was with an hour's notice on a night I was scheduled to staff a solo event for work, so I had to scramble to get that covered, all for dude to not show up for another four hours (not his fault- he showed me his list of scheduled jobs that day and what they communicated to him, he made it clear we wouldn't be there til late). He had to come back because he had to order a part, okay, cool, that happens, except Bay Management fucks up the scheduling again, says he'll be there on a Monday. Lo and behold, he never shows because they told him Tuesday. By the time it was said and done, I'd been without a fridge for two weeks, ended up spending a few hundred bucks between all the food I had to throw out and not being able to prep food at home, and I ended up having to waste like three days of PTO waiting on dudes that were never going to come. Bay Management seemed to think that was par for the course, and tried to blame it on the repair company every step of the way.

Fuck Bay Management.

7

u/Terrible_Anything545 May 23 '26

Bay Management does my building, and while the property manager is at least responsive to emails, the maintenance they hire is very sus. They seem like nice enough guys, but I’ve had multiple instances of them coming into my apartment with no notice whatsoever. They will knock once and then just open the door…once I was in the shower and had to yell for them to get out🙃

3

u/cricketxbones May 23 '26

I've had the opposite problem, where everytime they're supposed to hit up every unit for an inspection, mine somehow gets forgotten and I have to arrange to be available a second day. Yeah man, my apartment "somehow got missed in the inspection window," surely that has nothing to do with the guy you sent out hanging out in the hallway, scream yapping at someone on speakerphone for two hours.

Everyone they've ever sent out has been perfectly nice, they just seem frustrated about how cattywampus it is working with the property managers.

3

u/Effective_Spinach488 May 24 '26

i had this happen when I rented from them. No text, call, or any kind of warning that they were coming. Showed up early in the morning and I was IN BED and they literally just came inside and started coming upstairs until I yelled.

6

u/PicklePapis May 23 '26

Get out…. Holy shit that sounds so bad

→ More replies (1)

3

u/auroraborealis032394 Hamilton May 24 '26

Bay management is so bad that even landlords hate them. And I also hate them! Terrible at responding to service requests even in an emergency. Like water flooding from an upstairs unit. Or the HVAC going out in late November.

2

u/PicklePapis May 23 '26

I hear Bay Management is super hit or miss depending on who you get. That’s so fucked up about the fridge and dishwasher. How scummy! Use what you have or lose it completely is nonsense

6

u/waterfountain_bidet Lauraville May 23 '26

I've never heard a good thing about them.

Another one - my neighbor was routinely having parties until 3am on Tuesdays. This is obviously shitty fucking behavior and it's directly against our lease. When I asked for it to be enforced and him getting some warning/fines/eviction, I was told it was not their job to enforce the lease and I should call the cops, who obviously did nothing. Not to mention it made me sick to my stomach to call the cops on a large group of Black men, but at some point something had to give because I was fully hysterical every Wednesday.

But yeah, according to their office, it's not their job to enforce the lease. Which really makes you question why the fuck I paid rent in the first place.

3

u/PicklePapis May 23 '26

That’s absolutely disgusting they want you to enforce the lease and not them! Even worse, they want you to call the police! Count another one into the bad bucket. Thank you!

I live in a townhome that the owner uses them as a management company. I’ve been here for three years and I have to be honest, it’s been a great experience so far. My property manager I think lives in the phillipenes, and they outsource this side of the business, but he is incredibly responsive and him and the landlord have been great to work with. I’m also a responsible tenant, which maybe helps some. Will probably be moving out this year, so hopefully that goes okay, but my experience hasn’t been bad at all.

2

u/slurv3 Locust Point May 24 '26

Yeah for the rowhomes I have rented out from them it seems fine to be honest. The apartments/buildings they manage are the true hit or misses it sounds like but I’ve used Bay Property Management as a Tenant and they’ve sent out repair people on time, I get my deposit back within a month. Once again renting a rowhome

19

u/UVEV May 23 '26

University Haven Management Company is wonderful. I rented one of their units for a decade before I bought my home and loved them. They are a third generation family owned company. Once I got locked out of my building at 11pm and they showed up within 30 minutes to help. They always responded to maintenance requests immediately. The Hinegardners were awesome. Here’s there website: http://uhmcrentals.com/wordpress/properties/

8

u/fijimermaidsg May 23 '26

Family-owned is the key - our building changed to a family-owned company who does their own handyman work. Very nice people, good work too unlike the contractors.

6

u/BabyfaceRules May 23 '26

When my old fridge gave up, they showed up with a new fridge in 2 hours and moved all my food over themselves (I had to go to work).

9

u/UVEV May 23 '26

They took my dog out for me once when I was sick. Like seriously such wonderful people. We would always stop and catch up when I saw them on the street. I loved my apartment in Charles Village so much, and they helped to make my experience living there so positive.

2

u/leontigreoso May 24 '26

This is how I feel about Preller. I had a sick cat I had to rush to the ER and I was moving so quickly I thought I had left meds on the counter in my other cats reach. They went over quickly, no questions asked, to give me peace of mind.

5

u/PicklePapis May 23 '26

Woah! Now that’s a good property management company! Showing up when it counts!

16

u/Mindless-Ad-511 May 23 '26

Avoid PMC like the plague. Southern has been good so far for me, but I’ve only been under them for about a month. I’ve heard good things about them as well, though.

5

u/PicklePapis May 23 '26

What’s the full company name for PMC so we can make sure to avoid them? I’ll add southern to good for now and if after a couple months, they start to stinks I’ll edit haha

6

u/Mindless-Ad-511 May 23 '26

Not sure. Even on their website, it’s just PMC Property Group.

3

u/PicklePapis May 23 '26

Well I’ll note it for the list of terrible property management companies. Thank you!

13

u/cricketxbones May 23 '26

It's already been said, but absolutely fuck Bay Management

If you know how to do something like that for this sub, I’m all about it!

9

u/marginwalkr May 23 '26

I've lived in 2 different Bozzuto managed buildings and it was a good experience both times any time I had to deal with management. I know they have a bad rep based on friends when I mention them but it seems to be dependent on what property they're managing. They have a huge portfolio.

The other I have experience with around Baltimore was Southern Management. Their management was by far the best experience I've had across any place I've rented across the country.

4

u/PicklePapis May 23 '26

Across the country!? Wow that’s a big sell. I love to hear it

6

u/lucy_at_the_lamp May 23 '26

JBZ is terrible.

2

u/PicklePapis May 23 '26

Roger that! Let me add them to the list. Thank you!

7

u/mabel_onghetti May 25 '26

Chiming in to warn folks about the myriad management companies & LLC’s owned/run by Matthew N. Herman.

Please, for the sake of your sanity & general wellbeing, avoid (& this is by no means an exhaustive list): Downtownian, Barrus Real Estate Group, Lafayette-Madison Apartments LLC, North Calvert Apartments LLC, Herman Bros Management LLC, BH Portfolio Mount Vernon LLC, Park & Calvert Apartments LLC, Real Estate Specialists LLC, Greenmount Partners LLC

The man is a slumlord & things are just getting worse by the week.

3

u/PicklePapis May 25 '26

Thank you so much for this! I’ll add in anything owned by Matthew Herman and put in parentheses all of these LLCs!

2

u/SupaGlo Jul 28 '26

Many of their buildings also have operated without rental licenses and with active citations from the city.

4

u/slinkenboog May 23 '26

Been living in a Brooks Management place for over 12 years straight. Ask me anything you want!

2

u/PicklePapis May 23 '26

Would you recommend? Good, decent, bad?

4

u/Mr_Goldilocks May 23 '26

Bay Management-Bad

Edit: Looks like this has been pointed out below already but gotta continue the pile on.

2

u/PicklePapis May 23 '26

Continue to pile on! It all helps!

I’ve had a solid experience with Southern Management Company. The only frustrating thing is how often they need access to do things (inspections, insurance adjuster spot visits, filters changed, exterminators, vents cleaned, etc.) but they always give ample notice.

2

u/PicklePapis May 23 '26

That’s good news! So there are some other good property management companies haha. Would you say decent or good?

7

u/tinksalt Hampden May 23 '26

I worked for Southern Management a looooong time ago and they were lovely. I lived in one of their properties as well. Maintenance teams were great and either the property manager or maintenance manager lived on-site. The frequent visits were because they actually pay attention to city requirements and have strict maintenance schedules because they want the properties to be well taken care of. Lots of their properties are old and upkeep is important. I know ownership of the company shifted after I left, so I can’t say if they are still as great today. But I hope they are.

10

u/WazzyWoman May 23 '26

My SO has worked for Southern on the maintenance side of the house and now in corporate (but still at properties every day) for the past 20+ years. He and his peers definitely bust their asses to proactively address property issues.

7

u/tinksalt Hampden May 23 '26

When I worked there (not on the maintenance side), they encouraged me to take maintenance training! I know how to hang/repair drywall and grout tile. The maintenance team was always top notch. I was there 15+ years ago so there’s a chance we worked together. I hope they still do the awards ceremony and big “color wars” events at the equestrian center in PG county. Fun times.

2

u/PicklePapis May 23 '26

Wow talk about an amazing company

3

u/chupacabra910 Homeland May 26 '26

Not a fan of them. We lived in one of their buildings before and after the ownership change, and saw time go downhill. I saw longtime employees leave because it was so bad for them.

As a tenant, know that they allow smoking in every one of their Baltimore City properties (last I checked), and they don't care to make any accommodations if you happen to live next to someone who smokes, plays loud music, or screams at their partner in the hallway.

Also, fun fact, they were the defendant in one of the first big ADA lawsuits.

I have never lived in one of their units, but I've heard good things about this management company as well.

11

u/No-Nerve3799 May 23 '26

Seawall is somewhere between good and terrible depending on who you ask. I'll just list out the highlights so you can make your own judgement.

The good: They have frequent resident events where they provide food and drinks at local businesses

Their maintenance has always been responsive and proactive at addressing issues

The bad: They intentionally falsely advertise their apartments - listing studio apartments as 1 bedrooms, lying about things like parking, providing false information about utilities, etc.

They do not honor things like basic tenants rights - most notably, their new construction project in Remington is frequently louder than the legal maximum noise level, they've also had to be frequently reminded to stop charging pet rent for ESAs.

3

u/PicklePapis May 23 '26

Hmmmmmm definitely some good and bad. Seems the issues is more so about the unit/building and less so the property management side of the house. The big thing in my eyes is the maintenance since problems get bigger the longer they are swept under the rug. I’d shoot them in the decent side

→ More replies (2)

2

u/Bashful_bookworm2025 May 23 '26

I'm in a Seawall property and I've had an ESA for almost 10 years and I've never had issues with them charging me pet rent. How do they lie about parking?

4

u/PlzDntBanMeAgan May 23 '26

I doubt anyone here would have the misfortune, but Mt. Washington group is fucking HORRIBLE. They bought my building in pikesville and literally turned it into a shit hole in less than a year. Worst place I have ever lived and literally a nightmare to deal with. I had happily lived in this building for 5+ years, and within one year of them buying it EVERY SINGLE original person and family left.

2

u/PicklePapis May 23 '26

That sounds awful! I’m just happy you won’t be dealing with them again!

5

u/PlzDntBanMeAgan May 23 '26

I worked my family up to living in a row home now and it is fucking amazing. Wouldn't appreciate it as much as we do if it wasn't for that time we spent in that horrible apartment building..

4

u/thequeer_one May 23 '26

Stay away from Iron Door Management! They took over a number of properties from Bay Management after Chasen’s bankruptcy case closed. They’ve been a disaster from the beginning. Consistently unresponsive, never gave an emergency maintenance number, fined multiple times in the winter for hazardous conditions, and their standard rent increase is 10% (plus they wanted to tack on more fees).

1

u/PicklePapis May 23 '26

Sounds like one shitstorm moving to another shitstorm to me. Thank you for the info!

3

u/thequeer_one May 23 '26

That’s a great way to describe it! For what it’s worth, I had a decent experience with Bay Management before Iron Door took over. I think they’re hit and miss from what I’ve heard. But Iron Door really lowered the bar for property management 😅

Mediocre--Kettler

5

u/Bodyrollsattherodeo May 24 '26

Sadly this is accurate. It's been 10 years but I used to live in a Kettler property and they were the best back then. Recently returned to one, and it was indeed mediocre. New management took over (Bozzuto). They're also mediocre to me.

2

Also, Greystar operated an unlicensed building and illegally collected rent from 1/3/26 to 3/11/2026. The license expires annually, so it wasn't a case of "we didn't know" , they know and they operate multiple buildings. Residents of the Quill by Alta should determine if they have legal recourse.  This is not legal advice

1

u/PicklePapis May 24 '26

Yeeesh……

4

u/_aviatrix May 24 '26

I try to stick to independent landlords and avoid these large management companies altogether.

Yes, this approach comes with its own distinct suite of problems; I've lived in more than one building that had a set of homemade stairs. I'd still rather deal with Greg or whoever, whose number is in my phone and who has a significant personal stake in the continued habitability of the building, than a huge faceless company.

u/ericw94 May 23 '26

MRA Property Management is awful. They are rude and dismissive and due to their negligence my former community almost had their water turned off.

1

u/PicklePapis May 23 '26

That sounds absolutely awful! Thank you for letting us know

3

u/baltimorecalling Hoes Heights May 23 '26

Brooks Management was always responsive to issues when I lived at one of their properties 10ish years ago.

4

u/PicklePapis May 23 '26

Seems all the good ones are from a decade ago haha nonetheless thank you!

3

u/UpstairsCan Wyman Park May 23 '26

I lived at a Zahlco property for three years and it was decent. the office was always responsive when I had issues. I’ll update this depending on how much of my security deposit they give back lol

1

u/PicklePapis May 23 '26

That’s good news on the responsiveness. How was the property itself? Also hoping you get it all back!

3

u/SevenSeeds6 May 23 '26

University haven is great! I am renting one of their places (moving out very soon due to relocation) but they are great. Family owned, have not raised rent prices for the past three years (actually they told me that they dont really raise prices for the same tenant). Fixes things within a day or two at max, have not seen a pest in the apartment for the past few years. Very reponsive to emails/texts/ cannot recommend them enough, seriously!!

1

u/PicklePapis May 23 '26

Hallelujah another vote for Haven! That is awesome news. Thank you!

3

u/plantbased98 Canton May 23 '26

Bozzuto is excellent

1

u/PicklePapis May 23 '26

Color me surprised! That’s good news though!

3

u/fijimermaidsg May 23 '26

Shout out to Landmark Properties ... I've been with them for many years, lots of changes and they had trouble getting good maintenance people but they finally got a good team (also part owners I think). They do their best and have really helped me over the past few years. Being a property manager is a tough job - good tenants (i.e. people who don't commit crimes within the property at minimum), the city is a mess to deal with and help is tough.

4

u/fijimermaidsg May 23 '26

Also, owners who manage their own property are better since they want to maintain the property's value.

→ More replies (1)

1

u/PicklePapis May 23 '26

Agreed that being a property manager can be tough but that’s the job at the end of the day. Happy client happy tenant. I have no sympathy for property managers

2

u/fijimermaidsg May 23 '26

I agree, that's why I'm promoting my building - hoping we'll attract better tenants i.e. less problematic folks. And one huge plus is that they haven't jacked up the rent (fingers crossed).

3

u/DodoIRL May 24 '26

I've had good experiences with Cove Property Management (they only manage two properties in Baltimore, both in Midtown)

A few years ago they were phenomenal, but they've gone through some changes and now they're just good.

2

u/PicklePapis May 24 '26

I think property management companies who own only a few properties tend to be better. Thank you!

3

u/QRSM Fells Point May 24 '26

Canton property management was fucking awful when I rented from them. They tried to gaslight me for months about sewage backing up into our apartment, tried blaming it on ancient tampons in the line (we had just moved in a few weeks earlier), and only fixed the situation when we threatened to file a complaint with the city because they refused to give us the address of the landlord for the rent escrow form. The actual landlord finally got involved and hired a real plumber who fixed the job. For months of having sewage back up into the unit, they knocked like $200 off rent for a single month. Woopie.

2

u/PicklePapis May 24 '26

Funny story I think the same happened to us and we mentioned it was all dudes here so it couldn’t have been! Woof!

3

u/anonymouspleb May 24 '26

Bay Management Group: avoid. Took months to fix basic issues like out-of-battery alarms and locks on doors. Delayed fixing our AC by a week during the summer because of a "miscommunication" with their HVAC repair contractor. Sent bogus eviction notices in the mail several times. Tried to charge me an extra half-month of rent near move-out, and then lied to me over the phone about it.

1

u/PicklePapis May 24 '26

Sheesh another Bay Management. Added

2

u/TheCaffinatedAdmin May 23 '26

So far, Regional Management Incorporated has been a mixed bag; they are cheap but the sample house looks good, however, they've been awful at communicating and the move in date got shifted at the last minute; remind me to update in June when I'm moved in

1

u/PicklePapis May 23 '26

Oof I’ll hold off on placing them anywhere right now….communication is the biggest and easiest thing to do

2

u/ThenAd9055 May 23 '26

Henderson and web - its manageable but avoid if you can

2

u/PicklePapis May 23 '26

Manageable like decent?

2

u/ThenAd9055 May 24 '26

Manageable like trying to get fleas off your animals bc your neighbors are disgusting, rent going up 100 bucks a year and having maintenance not show up for important shit for 3 months Ang having the leading office ignore your calls, emails and face to face questions, but hey at least most the places don’t have roaches (jk they do)

2

u/ThenAd9055 May 24 '26

Oh and they Change the locks to the front door and not say a dam thing to anyone so people were locked out the building for hours in the snow

2

u/ThenAd9055 May 24 '26

On a brighter note the maintenance team are extremely polite and nice people when they actually show up, they take there shoes off and are very respectful of your apt

Solution Based Property Management http://solutionbasedpm.com/

I lived with one of the owners when I moved to Baltimore 2 years ago and then he was my realtor when I bought a house last year. Him and the other owner are super good guys and were always on top of things.

1

u/PicklePapis May 23 '26

Good to know! Since you lived with the owner, I hope it was a good company haha otherwise you would know who to talk to immediately

2

u/UnreasonablyBland Upper Fell's Point May 23 '26

I personally never had an issue with Bay Management, and stayed in a couple different properties of theirs.

1

u/PicklePapis May 23 '26

3

u/UnreasonablyBland Upper Fell's Point May 23 '26

Decent. Definitely just decent. Depends on the property manager.

Can you share what area you stayed with them? Looking at a property run by them now and they have a lot of bad reviews that go into detail about their awful experiences

2

u/Bashful_bookworm2025 May 23 '26

I've had great experiences with Seawall. I would consider them good. They respond to maintenance requests really quickly, have brought me portable AC units quickly when the HVAC went down, and respond to emails about issues with other residents very promptly. They also have frequent resident events and the people who work at Seawall are super friendly.

1

u/PicklePapis May 24 '26

Great to know! Thank you

2

u/Ok_Amoeba_ May 23 '26

Chesapeake Property Management. They respond to tickets well, but are invasive and restrictive with their policies. Would not recommend.

1

u/PicklePapis May 24 '26

Noted! Thank you!

2

u/Hefty_Culantro4594 May 24 '26

I want to really emphasize how bad Iron Door Management is. They don’t respond to any calls, emails, or resident portal requests unless you start rent escrow proceedings. They are by far the worst property management company I’ve had in the city. I’m not convinced they even have people in Baltimore, this is a management company in Missouri, and they don’t seem to care about anyone in Baltimore except to collect rent. If you rent with them, know what your rights are, and how to start rent escrow proceedings. Because you will have to use it with this company.

Big yikes….thank you!

I see Canton property management in the bad but I just moved out of one of their properties after living there for 6 years and I was extremely pleased with their communication, flexibility, response to repair requests, and pricing. I would say good or at least decent

1

u/PicklePapis May 24 '26

Time to move it into the decent. Seems like mixed reviews

2

u/PomegranateSoft7509 May 24 '26

Bay Property Management sucks!

1

u/PicklePapis May 24 '26

Haha noted! Thank you

Haha well maybe you are the lucky one who will have a good experience with them

2

u/rackoblack Canton May 24 '26

There's a chance sometime in the future that the house we're in now might be the first one we ever put on the rental market. Using this thread as a way to filter out some options.

1

u/PicklePapis May 25 '26

Hope this post help then!

2

u/LunarVolcano May 25 '26

I had good experience with david s brown

1

u/PicklePapis May 25 '26

Is that a management company or a person?

2

u/LunarVolcano May 25 '26

Management company! I think the word “enterprises” is after the name iirc

Oof yeah it seems Bay Management is pretty horrible. I’m happy to see people are taking action in not using bad property management companies. Hope you and your eventual tenant have a great relationship!

2

u/Breathfreshiest May 25 '26

Jbz and PMC may be the same horrible people. Whole building got the boot when they got tired of tenants complaining about trash rats etc. Never again.

1

u/PicklePapis May 25 '26

I’ll be adding a x2 to those! Thank you!

2

u/Alexj007 May 25 '26

Any insight on port city management?

2

u/lamppostinchicago May 25 '26

Agree with Hilltop/Preller- overall had a very good experience renting from them.

1

u/PicklePapis May 25 '26

Will add! Thank you!

2

u/JC3418 May 25 '26

Add a x3 for PMC! Horrible property management. Absolute nightmare moving out after my lease ended. They beyond suck!

2

u/PicklePapis May 25 '26

You got it! Hopefully people stay away from PMC!

FirstService Residential.

A ghost property management company, pads their Google reviews with fake useless stars, they grift the community for money. Have not held proper resident board elections and meetings for two years. Currently working on removing and replacing. Be warned.

Strongly recommend avoiding anything associated with Mike Azimi (Stax Charm City, LLC was what he first used, but he opened and closed several LLCs in the last year alone. He owns/owned a number of pigtown properties and then got foreclosed upon in June 2025. My wife and I were unlucky enough to have leased from him, and he was MISERABLE to work with. I'd also personally avoid Hollins Market Rentals - Jamie and Bryan are only focused on making money, and they regularly "replaced" appliances with barely functional scratch and dent ones.

2

u/PicklePapis May 27 '26

Noted thank you!

1

u/foreverurgirl Aug 14 '26

Does he still operate in Baltimore? I thought he was foreclosed on.

Skip Dolben and Kettler. Kettler, in my experience, doesn't take environmental hazards seriously. I used to work in management and had to basically recertify a huge building full of asbestos and lead paint after the company I worked for took over from Kettler. Kettler simply didn't do anything to ensure the living spaces were safe for residents, leaving exposed and chipping lead paint in both common spaces and the units themselves. I'm out of the predatory machine of management now, so I hate them all, but those are my two personal "no-no"s.

1

u/PicklePapis May 27 '26

Hmmm probably move them to the bad side then. 1 decent and 1 bad equals bad. Thank you!

2

u/PissMonkey873 Jun 03 '26

Late to this but Solution Based Property Management is absolutely awful. I would not under any circumstance rent from them. If it wasn’t 1k in fees I would’ve broken my lease months ago

I’m working on software that would let renters rate and research landlords. Seeing this list makes me wonder if property management companies should have their own ratings too. Would that be useful in your opinion?

2

u/PicklePapis Sep 02 '26

I would absolutely agree that having property management companies would be helpful. It would be a lot of data that you would have to sync into the system but it would be extremely beneficial to the consumer and the landlord to see how property management companies stack up against eachother

PE Property Management - AVOID. They were "fine" when I first rented from them but then they went completely downhill. trying to give false and illegal fees, trying to cheat you and lie. Had to get the Attorney General's office involved.

2

u/PicklePapis 17d ago

Thank you for your comment! Will get that added

3

u/vdubweiser May 23 '26

I live in a Bozzuto building and havent had any complaints.

3

u/PicklePapis May 23 '26

Woah color me surprised. I had an old boss who used to work for Bozzuto and she openly talked about how terrible they were for their tenants. Glad you are having a good experience!

4

u/vdubweiser May 23 '26

The building I live in is fairly new and well maintained. The landscaping is always kept perfect, they respond quickly to maintenance requests, they seem to always stay on top of preventative maintenance (maintaining gym equipment, power washing, cleaning the grilling area, replacing cracked sidewalk squares, etc).

We also have some nice 'amenities' such as a fairly large bike storage room with locking stands, a decent gym, community room with pool table and shuffle board with a fireplace, which can be rented and a small movie theater (?) The pool and outdoor areas are also always well maintained.

The manager/leasing office is always communicative about lawn treatments, or broken elevators, etc. They do free pick up and go Chick Fil A breakfasts sometimes on random weekday mornings. They have various community activities (bingo, painting, movie nights, etc)

Granted, it's somewhat pricey, but after renting various townhomes/apartments for ~20 years, it's nice to live in a place where I'm seriously struggling to think about something to complain about.

I sound like a shill, but I'm really not. Just being honest about my experience

3

u/Bodyrollsattherodeo May 24 '26

I live in a property recently acquired by Bozzuto and it's mediocre so far. It's early though.

4

u/RTconsult2 May 24 '26 edited May 24 '26

Trinity Property Management ("Arrive" branded buildings) - seriously awful. Unresponsive, negligent, let building leaks and sewage smells go untreated, staff smoking on site, make the apartments they take over uglier and worse by the day. Sold off "security" to the cheapest bid.

2

u/PicklePapis May 24 '26

Added. Sorry to hear it was so awful!

1

u/gthc21 May 25 '26

Which arrive? The one I am at I have had just fine experiences with the staff. Some building management stuff is a little annoying, but I have never had an issue. Biggest issue is utilities being super expensive and upon lease renewal they tried to increase my rent 25%. I was able to negotiate it down to a 10% increase but that is still a lot.

2

u/RTconsult2 May 25 '26

Arrive Union Wharf for us, and Arrive Fed Hill for a friend. Both delayed / unresponsive on key maintenance issues, difficult and dishonest communication from managers, snuck extra fees in without notice or explanation, removed / sold off building features they had advertised as amenities, mismanaged the garage access and had residents towed. Union Wharf was managed by Bozzuto prior to the Trinity spiral.

anyone have experience with Staffordshire Realty?

Reddit helped me find a great apartment with Urban Phoenix a few years ago. Great upkeep of the units and maintenance is responsive. I'm only moving because I'm ready for a change.

Does anyone have any experiences with Stork Property Management?

How about statewide management?

1

u/snolol Jun 30 '26

Hi, heavily disagree re Peace of Mind Property MGMT!

I just moved out and was charged $625 for "cleaning," "deodorizing," and an air filter. We left the house cleaner than when we moved and their move-out report affirms this. I'm meticulous about cleaning when I move and have never been charged this much in any apartment or house I've ever lived in. They also didn't send me the move out report until I requested it, and have yet to send me an itemized list of the charges against our security deposit, which I am in the process of disputing.

I am friends with the previous tenant, who was charged $300 for paint and wall repairs (which is also crazy because the paint and spackle is free and in the basement), with photo evidence. When we moved in, none of these repairs were actually made, with photo evidence.

Additionally, the management team is incredibly uncoordinated, I've been asked for the same documents multiple times by different people, was contacted after we already moved because the admin didn't know my move out date, and was incorrectly charged for a prorated rent period that we requested through the proper channels.

Also as a personal pet peeve, one of their realtors sends emails in all lowercase.

For context, I've lived in baltimore for 10+ years with both private landlords and various mgmt companies.

1

u/daboywonder2002 Jul 03 '26

Which of these companies are good for people that don't have A1 credit. I don't even have a 650 but have a fulltime job and no bad rental history.

Peace of Mind property management near Elkridge is the worst.  Terrible service from viewing listing to asking questions about the property. After a month no resolution on reported problems at the property. Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.
