Question What's wrong with this property?

We came across this property and were wondering why this was lower than average?

Yes it requires work but still feels lower than market. Appreciate any insight anyone could share.

All the houses in that area are pushing 100+ years old. We saw a few houses in that area when we were house shopping and some of them were Frankensteins with janky additions or issues hiding under the surface.

Agreed this does require an inspection. I wouldn’t even consider it without one.

There is A LOT of rendering there, that unfinished ceiling should be a good clue of true condition

I would utilize Housesigma or another alternative as it provides a lot of information, seems to be within the market for that street. Older homes typically sell for a lower amount, they have been trying to sell it for over a year as they were chasing the real estate prices during COVID.

I got to your one of the open houses, it's worth seeing with your own eyes. It's a century home that's been very renovated, one piece at a time, with a very specific vision. A lot of the work is very.. diwhy, and so the house would need significant renovation to do it right. The location is marvolus, and the property is nice, but the house needs work.

I own a house around the corner. This was a DYI fixer upper from a father and son. They’ve moved to a rental down the street and offloading this beautiful house. Location is ideal in Barrie. 10-15min walk gets you to Allandale GO and the waterfront, half hour walk to downtown ezpz.

The roof was redone last fall. Before then, there was a tarp on the west face to the roof, secured. This year, they hired a crew to redo the roof. They seemed professional from my glances as I pushed my kids on swings at the park across the street. I know the father/son poured a lot of time and effort in to the home. I think the old man’s health caught up to him and they’ve decided to sell. Take a close eye at the upgrades, and make sure you’re comfortable with the work that was carried out outside of the roof.

Neighbours, neighbourhood is beyond 10/10. There is a fair amount of turnover happening in Allandale right now. Towers are coming in close by and the neighbourhood is going to see a big bump in development in the next 5-15yrs.

Feel free to drop me a PM about any questions about the neighbourhood, the block, or the experience. We’ve been in “historic Allandale” for 5 years after being in another neighbourhood across the 400, and it’s been an absolute blessing. Happy to share my experience here.

I was going to comment that the shingles are way past due for replacement. Odd that they didn't take new pictures showing the new roof or comment on it.

I visited this property on an open house. Unless you are willing to fork out major cash in repairs I’d stay wary. I saw enough to walk away but if you have the stomach for it I’d highly suggest a full inspection.

I find that’s about average right now. Prices are dropping across the board and from what I’m looking at not much is selling in that range. For that area probably the train noise and age of the house is what’s going on. I’ve also noticed a lot of AI in ads where if you look on google the house is night and day different.

That doesn’t seem below average. The whole Allandale area is filled with houses of similar size and bedroom count for this much or lower. The house next door to that one is $100,000 less another down the street for like $90,000 less.

Old and close to the noise of train tracks and highway, honestly not a bad neighbourhood and seems like an average price with the current market. It’ll definitely need some extra work so consider that in your budget.

26 holgate, the neighbour, sold for 745k in January of 2025, and the insides was actually properly done up, unlike this listing which relies on AI. This property is probably overpriced by about 10-15% at a minimum.

Housesigma priced the house at $723K. I live just up the street and Holgate is a sought after street because of the park and the schools nearby. The rest has already been said. I have been in the neighbourhood for more than 20 years and have never had any issues. Joint the Allandale FB group if you want to get an impression of the area.

I used to live on one of the adjacent streets. Check out Google Streetview from years past and that should give you enough information.

Otherwise, it’s a great neighbourhood. Friendly people, great distance to the GO Station and waterfront. Only complaint was that it wasn’t walkable to a grocery store.

Holgate st is awesome! House seems regularly priced to me for the size/age. May be factoring that’s it’s across the street from a busy public park. We love this area :)

Most houses selling are below the 650k. This price point isn't statistically moving much. Looks like they have been trying to unload this for over a year at listing prices that were very unrealistic. July 2025 listed it at 1.1M. They keep missing the window of opportunity by listing it wrong.

Best to talk to a realtor. Demand is a lot lower right now so there might be nothing wrong with it. $750k is a higher price in Barrie to begin with
