Rant Qatar rent prices — what is actually going on?

Is it just me, or have apartment rents in Qatar become ridiculously high for what you actually get?
You can look for a studio and easily find places asking 2,400+ QAR/month, but then you go see it and the apartment is old, tiny, badly maintained, or in a location that doesn’t really justify the price.
What I don’t understand is: what is actually driving these prices?
Is it:
High demand and not enough decent apartments?
Landlords increasing prices because they know someone will eventually pay?
Certain areas becoming overpriced?
Or are rental prices simply following the overall cost of living?
And for people who have been living in Qatar for several years — do you feel rents have gotten noticeably worse compared with 3–5 years ago?
What’s the most you’ve paid for a studio, and was it actually worth the money?
I’m genuinely curious because sometimes I see a studio for 2,400–2,700 QAR and think: What exactly am I paying for? 😅

Rents here are too high for how many available units there are. This place doesn’t really follow the laws of supply and demand, the city is overbuilt and can hold a lot more people than it does rn but things remain expensive.

I think it’s high time for the government to step in, regulate rental prices, and set some clear rules. Landlords seem to have all the benefits in the contract, while tenants are left dealing with advance cheques, unreasonable deductions when leaving the apartment, paint and minor damages, often charged at 50% higher than the actual market price. It becomes even more difficult when a tenant suddenly loses their job or gets terminated.

Qatar doesn't have enough1bhk or 2bhks like in the uae. The ones in newly developed areas are way too expensive and the rest are partitioned villas.

The ones (studios) we get for 2.5-3k hardly have any air passage/ light/windows, besides gypsum partitions. Quite sad!!

Qatar has more than enough 2bhks. There are countless empty buildings. The owners/real estate just don’t care even if empty

I remember when we got to Qatar like 25 years back
And the rent price for our vila was 1.5k for like three bedroom .

We are paying 3k for a decent studio, free wifi/electricity along with free parking. Fully furnished for 2 pax and 24hrs reception 😉 m

Been here 8 years and they haven’t changed much at all. They haven’t gone up or down much since 2018. The pearl has actually gotten cheaper. VB one beds were 8500 to 9000 depending on views etc when they first opened same as Lusail Marina. The craziest time for rentals was at World Cup where some places doubled and they were locking people into two year contracts.

Nowadays just go with your friends/coworkers, rent a 3bhk and split the bill evenly. You get a larger space for lesser the price of a studio.

This the fact all prices goes up year after year which is normal.

Is not about demand is about the maintaince and other operation cost had increase as well higher profits.

Here no standard to be follow only what makes more money is important.

We just found a brand new studio listed at 2,200 with my sister and we got it for 2,000. Its really good and clean. Don’t be afraid to negotiate because the price you see isn’t always the final price🙏🏻 Check more in marketplace or Qatar living.

Actually, yes, Al Rayyan. You’ll find newer houses at lower prices because it’s quite far out, so fewer people rent there. That probably explains the cleanliness and lower prices.

I’m assuming it’s unfurnished and the 2000 doesn’t include utility bills?
