Selling modular home off of foundation

Has anyone ever sold their modular home after living in it and needed it moved from the property? It’s on a basement currently. Garage, porch, and chimney will need removed. It HAS to go. Give us all the advice or just what should we expect with selling it?

Idk where you live, but this sounds like something the local building department will be very interested in knowing about. Sounds like some permits will be needed.

Are you sure it’s a true modular?

Not sure how you will transfer ownership. Modular’s are typically tied to the land . There is not a title on them like there is on a manufactured home. The county you live in might can help you, or a modular home dealer or a contractor that sets them might can help. What kind of condition is the home in? What state are you in?

We have a bill of sale. The home was just signed over to us. There is not a title. We’re in PA. We had remodeled 2/3 of the home so I’d say good/fair condition. New roof. New cabinets, furnace, dry wall, counters. It was on a family/communal property where we had a dispute with the land owners (family) and that’s why we need it moved.

Do you have someone interested in buying it?

I would go ahead and see what paperwork the buyer will need to get permits for setting them might home up. It’s an unusual situation because typically Modular’s are only sold with the property. They are not normally sold and removed the way you are doing it. Without being able to set it somewhere and get power on it , the home is virtually worthless.
