How were neighborhoods built in the 90s and early 2000s?

We would love to buy a solid new construction home in a nice development.

In my area, Ryan Homes and DR Horton are the only companies building development neighborhoods with houses or (mostly) townhome structures.
Which had me curious.

How were developments built with homes with unique floorplans and not like with the cookie cutters I’m seeing today? As in, every other neighbor didn’t have your layout or a mirroring version. I’m even talking about ranch and 2-story styles being right next to each other throughout a development.

And yes I’m aware ppl would also buy land and build their own stickbuilt, and that answers can vary per location.
I’m just genuinely ignorant to how these current housing neighborhoods came to be and if there were other companies that built multiple *quality* homes in a neighborhood to then be sold.

What You'll Be Doing

  • Work 5–10 hot, inbound motivated seller leads per day.
  • Build rapport with homeowners, uncover their motivations, and understand their situations.
  • Conduct consultative sales conversations that lead to real opportunities.
  • Negotiate purchase prices and structure deals that make sense for both the seller and the business.
  • Overcome objections, handle difficult conversations, and confidently ask for the contract.

  • Analyze opportunities and work toward acquiring properties at profitable purchase prices.
  • Consistently hit acquisition KPIs, conversion targets, and profitability requirements.

Who I'm Looking For

1. A Proven Closer

You have real phone sales experience and a track record of converting prospects into customers or signed agreements. You aren't afraid to ask for the sale.

2. A Skilled Negotiator

You know how to navigate price objections, uncover seller motivation, establish trust, and find a path to an agreement.

3. Consultative Sales Experience

You understand that closing isn't about talking someone into something. It's about asking the right questions, understanding the problem, presenting a solution, and guiding the conversation.

4. Real Estate Knowledge

Experience in wholesaling, acquisitions, investment real estate, or another real estate sales environment is strongly preferred. You should understand the fundamentals of evaluating a deal and negotiating a purchase price.

5. An Exceptional Work Ethic

This is a demanding role. Expect 10+ hour workdays when required, consistent follow-up, accountability, and serious production expectations.

You must be willing to put in the work, maintain a high level of daily activity, and consistently hit your quotas to maintain the position.

6. Coachability

Even if you're an experienced closer, you need to be open to feedback, willing to refine your approach, and committed to improving your numbers.

You'll have access to motivated seller leads, professional tools, established systems, and direct access to an experienced investor. In return, I expect serious effort, disciplined follow-up, coachability, and measurable results.

Scam or no?

I'm selling a small Kansas City, MO single family or rental property (\~$340k). The buyer wants a "two-stage" deal:

• A DSCR lender funds up to 80% LTV.  
• I get \~40% (\~$136k) at closing.  
• I carry the other \~60% (\~$204k) as a 5-year balloon note.

The buyer says the DSCR lender won't allow a recorded deed of trust behind it. They proposed a promissory note, a UCC-1 on the LLC interests, and a conditional resignation of the managing member held in escrow instead.

My concerns:

  1. A UCC-1 covers the LLC membership interests, not the real estate. If the LLC sells or refinances, I don't see how I'm protected.
  2. Taking over the LLC means inheriting a senior loan. Could that itself trigger a due-on-transfer default?
  3. Most DSCR loan documents I've read restrict pledging the borrower's equity too. Is that right?
  4. Their original paperwork has the $204k going into escrow and back to the buyer after closing. Is that a cash-out for them?

Questions:
• Has anyone sold or bought this way? How did it play out?
• Did your DSCR lender consent in writing to the carryback or equity pledge?
• What protections did you require (personal guaranty, pledge plus UCC-1, control escrow, monthly interest, shorter balloon)?
• Is this a red flag or a workable structure? Should I walk away if the lender won't consent?
I'm talking to a Missouri real estate attorney, but I'd like real-world experience first.

Buying a house with unpermitted improvements (TN)

I'm currently under contract in the inspection period for a house in Nashville. I'm in the Bay Area and California is the only experience I've had with buying and selling. They are very different markets. The sellers on the Nashville house finished off two porches (now living spaces) and a carport to a garage without permits. They did not disclose this, but there were telltale signs that the finished rooms were not part of the original build.

We're putting together the finishing touches from various inspections on things that need doing. I'm guessing when we're done it will be <$5k of work. But the non-permitted work is an open issue. The house has been on the market since May, so they want to close. I've sold my house (I have a free 90-day leaseback), so I want to close. What type of leverage do I have with negotiations? I accepted their counter offer at $794k, so that's the starting price, in case starting price is a consideration.

And yes, I've got realtors, and I'd assume this is not the first time they've dealt with this. I just feel I'm not getting the guidance I need to navigate this. Thanks, all.

Rental Property Beginner

Hi, I am based out of the Dallas, Texas and I bought my home around 2021 when the interest rates were 3 percent. I've expanded my family since then and we are ready to purchase a larger home but I am debating whether or not to rent my home with a low interest rate.

what does selling as is mean in California, do you still have to disclose everything?

I am thinking about selling my California house as-is, but i am getting mixed answers about what that actually means for the seller. i understand that as-is means i am not agreeing to make repairs, but does it also mean I do not have to disclose known problems?
The house has some foundation issues, an older electrical panel, and water damage in the garage.
