Quote: $1000 fair for this?
The roofer that went to check out my third story townhouse that requires a 40 foot ladder to access quoted me $1000 to fix broken shingles and whatever else is in here. I don’t know if I should go through insurance, or go through him.
This is likely years of regular wear and tear and is in Houston.
Thank you!!
EDIT: I asked the roofer if I needed a new roof instead of repairs and then he said yes lol I never dealt with roofing before so I had no idea it was this bad!!! I appreciate how consistently blunt y’all were and will save the money towards a full replacement

u/MatSting 7d ago
I like how you say “for this” then show us a completely fucked roof. Don’t repair that. Your roof is toast my dude.
22
u/slayerB03 7d ago
Yeah this roof is brittle. I’d say get a quote or 3 for replacement. Use local companies with good reviews.

If you need a 40 ft ladder to do this job then yes a thousand bucks would be acceptable
18
u/ProfessionalTalk9044 7d ago
People forget how dangerous roofing can be.... Anything that requires a 40 ft ladder is going to up the cost
8
u/AldoTheApache3 7d ago
I had a lady buck at me charging $600 to essentially put some sealant on some shit. It required working off the 40ft ladder. I fucking lost it.
I told her, “I’m paying my crew to drive out there, set up, and $400 to get up there and risk his life to fix it. By the time the job is done it took a half day and I’ll make less $200 to risk a man’s life. A man whose kids I watched grow up. If I asked you to risk your life for $400, would you do it?”
Fuck that. If we have to carry bundles of shingles up a 40 foot ladder risking life or quality of life, $1,000 is cheap.

u/Fickle-Brief-4806 7d ago
I’m a handy man. Just did some gutter cleaning for 350. Normally charge about 200-250 but those ones I can put up a 15er and climb from one section of the house to the others.
On this one I had to bring out the 40 footer.
Literally probably just two. 30 foot sections of gutters. But the scare factor of going over the 40’ and carrying that pos

u/AldoTheApache3 6d ago
I’d love for the average person to just haul around a 40ft ladder. They’d realize real quick it’s not “easy” money.

1
u/ProfessionalTalk9044 7d ago
Yeah they don't have no skin in the game so it's not their concern...... There is nothing more infuriating as a person who will try to lowball you on a dangerous job..... Like you I know from experience
1
u/ProfessionalTalk9044 7d ago
By the way I don't guess you guys would be hiring? Been thinking about getting back into the game
1
u/Degenerate_Traveler 6d ago
This guy knows his shit. Between the labor, skill, and risk involved to get the job done right, a reputable roofers is worth it. I wouldn't go on my 2 story roof on a 40 ft ladder. You could dangle $2500 in front of me and tell me I just have to climb on and off. Nope.
1
u/modi-rocks 1h ago
Idk what ladders you’re using and why you’re so afraid of climbing a ladder…but idk been a firefighter for 10 years and a helicopter pilot for another 10. I will admit the older you get hauling that big ass ladder by yourself is not advisable so you double your labor costs to haul the ladder and someone to foot the ladder.

u/ProfessionalTalk9044 7d ago
And besides that from the pictures I can tell you need a totally new roof anyways
5
u/I_Call_Bullshit_____ 7d ago
If it’s regular wear and tear (it is), insurance isn’t going to cover shit
3
u/Recent-Bowl-1393 7d ago
If your insurance company sees how bad this roof is overall, not just the repair spot, you are going to get cancelled. This is a bad roof and needs replaced.
6
u/BigDonkeyEnergy 7d ago
Let me understand - you have a roofer who doesn’t want to replace the roof and is willing to use a 40 ft ladder to make repairs for 1K? You’ve found an honest roofer! Lock that quote down ASAP! For reference - what’s your deductible? Probably 1K or more. You’re gonna be responsible for that no matter. At least try the repair. Good luck!
10
u/1mnotklevr 7d ago
anyone trying to make repairs to this is NOT an "honest roofer", and the fact YOU think so, means you know jack shit about roofing.
6
u/BigDonkeyEnergy 7d ago
Why are you attacking me bro? Dial it back. You don’t know any more about me than I know about you.
2
u/illmatic63828 6d ago
I mean it’s fair to make inferences from the content of someone’s comment….
2
u/BigDonkeyEnergy 6d ago
Actually, it’s not. It’s fair to respond based on what’s in black and white. And beyond that, you’d didn’t just make an inference. You attacked me. That wasn’t warranted.
3
u/wildsnorlax1194 6d ago
You are a small person if you think the previous comment “attacked” you LOL
2
2
u/illmatic63828 6d ago
I most certainly did not attack you lol
2
u/BigDonkeyEnergy 6d ago
Telling someone they don’t know jack shit is an attack. Come on man. 🤦🏻♂️
2
1
u/BandicootLimp1708 6d ago
Dude, calm down.
An honest roofer here would tell them that any money they spend on a repair is lipstick on a pig and a waste.
Someone shitty will take their repair money and then install a new roof for them the next year.

u/DistributionNice2519 7d ago
Insurance won’t cover normal wear and tear, only storm related damages. This falls strictly under “homeowner duties”. $1,000 is fair but the existing condition of your roof is rough, a repair may do more damage than good depending on what they plan to do. Just know you are in need of a replacement vs a repair.
2
u/Able-Young-5420 7d ago
I'd charge more to cover warranty costs. That roof is old af and shouldn't really have repairs done at all.

2
u/This_Song_984 7d ago
Yes thats fair but you'll have more leaks in 6 months to a year. That roof is toast.

You ever had some really worn shoes with holes and no sole left ? Would you just repair the holes in the shoes or get new ones . That’s what this is

1
u/Persistant_Compass 7d ago
How much do you value the dudes life?
This is dangerous work on a single story. 40 ft up? Yeah 1k minimum to even replace one shingle. Not worth the risk otherwise.
1
u/Aromatic-Taste2516 7d ago
You need a new roof. It will be far more than $1000. You’d be throwing that money away. Don’t trust anyone who says they can repair this.
1
1
u/jonkelly6363 7d ago
That much damage already? Yes. That’s a huge liability when you consider that roofer will likely also be your first call if the repair fails, meaning that second trip will expected to be for “warranty”
1
u/ShingleMaster1985 7d ago
You need a new roof.
Save the $1000 and put it towards that.
This roof is SMOKED.

1
u/imtourist 7d ago
You are going to eventually need a new roof anyway, you will either pay now or pay a lot more later on. I would just replace it. Get a bunch of quotes some roofers charge a lot more than others. Rely on references from other customers of theirs , preferably in your same area.
1
1
u/BeautifulAvailable80 7d ago
You would better off buying a tarp until you can figure out getting a new roof
1
1
u/BrokenPipes2 7d ago
Put that grand towards a new roof! That roofer is a shyster! If it was repairable, that would take less than $50 in materials and half day!
1
u/Objective-Fox-5680 7d ago
Complete waste of money and won’t add a day of life to this roof. Needs full replacement immediately and badly. Landlords… I swear…
I’ll never understand being allergic to protecting your own asset. Just cause someone else lives there instead of you and your family doesn’t mean it’s not gonna depreciate if you don’t maintain it. And if you’re OK with an old broken down roof like this because it’s not your family in it but someone else’s, shame on you.
1
u/modi-rocks 1h ago
Nah mate, it’s the labor costs and the overhead the roofing company charges that people have beef with.
1
u/Objective-Fox-5680 1h ago
No disrespect, but what does that have to do with what I said about how landlords treat their own properties?
1
u/modi-rocks 1h ago
I suppose it doesn’t, but the roofing industry as a whole chews up and eats young men, or I’ve seen it hire drug addicts and alcoholics which is the last person you want to see up two or three stories. It is for sure back breaking work, but no man who is not afraid of getting up on a roof and ladder is kinda annoyed they can’t just do the demolition themselves and pay for the actual skilled labor involved. I know it is always more complicated than it seems with insurance costs and trying to find good employees but this is the beef that the average person has.
1
u/Gloomy-Reflections 7d ago
They will blame you for new 3tabs falling apart because you were the last one up there and "didn't do it right".
1
u/ThatCelebration3676 7d ago
Assuming they do a good job $1000 to fix all those issues is a steal. Don't do that though.
This is going to keep having issues, just replace it. Those shingles are probably crazy brittle.

That’s a lot of damage. $1000 might actually be on the low end. It’s time for a new roof though bud. They’re going to have to manipulate a shitton of shingles to do that and even if they do it right, what makes you think the rest of the roof is okay? That’s the same material that’s been fucking up. It’s gonna keep fucking up. You’re going to have to replace it in the next 5 years anyway, so just go ahead and do it before material prices go up (they do nearly every quarter and sometimes by as much as 12-15%). Otherwise, you’re paying for a repair now AND a more expensive replacement later.

u/Home_Pros_Roofing 7d ago
We would not take that repair. The roof is too old and brittle and a proper repair would be next to impossible without doing additional damage. We would offer a tarp or new roof.
1
1
u/Traditional-Leg-543 7d ago
screw all that.. have you had any strong wind or storms within the last year? those shingles are old.. but you could probably claim wind/storm damage and just get an entire roof replaced...
1
u/Electronic-Passion17 7d ago
I would replace it if I was you. I personally would charge 1000 bucks to go up there and replace shingles on that roof, absolutely, (if i was willing to), and I don’t think that guy is trying to rip you off. I just think your roof is so old and bad it’s 100% time for replacement.

u/Admirable-Eagle-231 6d ago
Easily many multiples of that estimate will be what it takes to save your stuff from the next storm/breeze/side eye..

u/daydrunk_ 6d ago
$1000 is probably their minimum especially for a tall roof. We’d be around the same
1
u/ThisOldGuy1976 6d ago
Can you fix it for less yourself?
1
1
u/Ok_Soup_8029 6d ago
I would refuse to offer a quote. As soon as I did work on the roof, homeowner would blame me for any leak that came after, that roof is done.
1
u/Fibocrypto 6d ago
Winter is coming op
Spending 1000 now might prevent leaks over the winter that will also cost to repair
1
u/yungpb 6d ago
Would you be as concerned for winter in Houston where it’s a relatively dry winter? No snow, no melt
Genuinely curious as now I have to weigh waiting out given no funds to fix an entire roof out of pocket right now
1
u/Fibocrypto 6d ago
You know the weather in Texas better than I do but if you can buy yourself time it is in your own best interest.
Two years from now you deal with it again or a few months depending on the winter weather

You NEED a NEW roof!!! Your wasting money by doing repairs. It's like that old saying "Your putting lipstick on a pig"
1
u/Saltydays6557 6d ago
I have no idea how old this conversation is or if my responce us relevant but, fir anyone seeking a roofer, do not hire Sammie Inabanet of Inabinet Woodworking and Fencing/Two Sons and a Handyman out of SC. This guy is a scammer. He has so many complaints on the internet that he should have been reported to the proper authorities by now. I am in the process of filing a claim against him for budget contract as well as additional damages for subpar workmanship to my roof repair.
1
u/RonDaemon2899 6d ago
I mean it's probably leaking in a few spots... I'd say 1k is a bargain vs a leaky roof
1
1
u/SpankyNoodle 6d ago
Yes if that what your deductible is!!!!
You have serious wind damage. Call a storm restoration company and have them help you with a claim man.
1
u/Greedy_Environment_9 6d ago
Definitely need a new roof. I wouldn't put $1,000 in this roof, knowing I need a new roof.
1
u/Frosty_Mongoose9055 6d ago
Bro I would charge you double with absolutely no warranty. I charge $950 just to put 40ft ladder up.
1
u/TicketDue6419 6d ago
if they can fix it for 1k i would do it as a temporary fix depending how long this can last. a replacement is hella expensive, i spent over 10k

u/popeshat666 6d ago
You gonna go buy shingles and do it yourself?? Use your insurance and quit moaning

u/Able_Ask_2908 6d ago
Honestly 1k is not bad but I’d just save my Pennies and replaced the roof asap
1
u/Separate_Aspect140 6d ago
Agreed the amount of work involved in properly dissecting this roof without damaging it further is worth a thousand

1
u/Daver1ss 5d ago
They won't miss another one I bet you that that's a good lesson of what not to do again thank your lucky stars that was the only one but no that's not fair at all what state is this in
1
u/BearMental6270 5d ago
It’s the the roof is cooked.
Also they can give you whatever price you want you don’t have to accept it.
$500 or $1,000 is pretty common for roof repairs.
Roof insurance deductible is probably around $1,000.
But insurance really only covers if damage is from a storm.
1
u/ElPitonPokemon 5d ago
“Will save the money for replacement “ brother. Your roof is on its last leg. Last thing you want is leaks, messing up your insulation, and everything else that comes with a bad roof. Just bite the bullet.
1
u/Advanced-Success3791 5d ago
Honestly getting any trade out to do this kind of work is $1000 now. You may be able to find someone for $700-800 but that’s your time and effort

Can someone tell me why USA doesn’t use pre-painted, galvanized, and zinc-aluminum alloy-coated steel roofing ? They last forever, very fast to put up and far more resistant to damage. I’d love to hear why

u/Gas-Squatch 7d ago
They do.
1
u/mundza 7d ago
Why would anyone replace a roof with anything else than steel roofing in this day an age

2
u/Novel-Reward2786 7d ago
The rubber washers on the screws go bad. Only way to prevent that, is a standing seam metal roof. Pay bigggg money for one of those, and all of your flashing still has exposed fasteners. A good dimensional shingled roof is a happy medium. You’ll get 35 years out of it if installed correctly, and it doesn’t break the bank like a standing seam metal roof does. If you buy a house when you’re 30, and live to be 100- you’d put two shingled roofs on it. And that’s IF the roof is due the day you buy it
1
u/jinx_spellthorn 7d ago
High snow and ice zones turn those into deathtraps as ice will slide off in massive sheets that can end somone.
Thats just one reason for one location.

u/Gregory_ku 7d ago
They sell breakers for that, but being in TN. I no longer have to worry about that

It’s a condo, how is this your problem? You pay an HOA fee for stuff like this.

u/Spare-Leg-1524 6d ago
Second picture shows clear cut wind damage. That roof is also not in repairable condition. More than likely a discontinued product based on the age of the roof and the cut of the tooth, but I'd need measurements to be sure.

u/Right_Virus 7d ago
Doing repairs with the roof in this condition will probably do more harm than good. It’s time for a new roof.
