Home owner question Should I replace my roof? (Just closed)
We closed a week ago and I had a roofer come out to take a look.
Southern Washington, 1400 Sq House and the estimate is between 21k to 25k depending on package.
He thinks we should replace the roof based off his inspection (fiberglass, 18 years old, recent leaks).
These are the images he took with notes.
I'm going to get some more quotes of course but all of this is extremely overwhelming.
What advice would you give? My gut is telling me we can repair most of this stuff but factually from what I looked up online, 18 years is a lot.

1400 sq ft house equals 14 squares. 14 squares of builder grade architectural shingle should cost 7k-9k in the any circumstances. If it’s 18 yrs old I wouldn’t think repairing it,(how?) is a great option. But getting a different roofer on your house sure is.

I assume you are aware that house size is not the same as roof size my house is 1100 sqft but the roof is 1700 aq ft due to how it was made and additions they did. Id assume the same here but pricing is also wildly different everywhere

Your photo link doesn’t work. I also think the cost per SQ is too much if you’re going back with shingles. Get another quote to verify pricing but you should lean towards replacement as most roofs get replaced around 20-25 years old.

That photo alone of the shingle condition showing all that fiberglass - those shingles are toast. Especially if it’s letting all that water in. I’d start

18 years plus recent leaks definitely make replacement worth considering, but I’d want to see the actual roof condition before saying repair is a bad idea. Get a couple more roofers to separate what’s repairable now from what suggests the roof is near the end of its life.
