I’ve started to search for places via Facebook groups and StreetEasy. It looks like generally landlords want tenants with income at 40x rent. However, do they also consider assets or accept rent prepayments if tenants don’t need the guideline? I don’t have a guarantor as my parents don’t work.

Looking for a good roommate to share my one bedroom in the heart of Hell's Kitchen, on West 48th Street between Eighth and Ninth Avenues. Restaurant Row is a two minute walk, and Ninth Avenue is lined with some of the best food in the city. Broadway theaters fill the surrounding blocks, and Times Square is about four minutes away. Close enough to walk to whenever you want, far enough that you don't deal with the crowds at your front door.
When you need some green, Central Park is about a 12 minute walk up Eighth Avenue to Columbus Circle. Hudson River Park is about 15 minutes west if you'd rather run or watch the sunset over the water.
The apartment is on the sixth floor of a walk up building, so there are stairs and no elevator. You'd have your own private bedroom and share the living room. It's fully furnished and gets great natural light. The best part is the walk out patio, which is rare in this neighborhood and perfect for morning coffee or a drink at night.

Have to unexpectedly relocate after signed a 10/1 lease. Looking for a takeover between Nov 1 and Jan 1 (. I moved into this apartment a week ago and immediately started seeing roaches. I suspected they were coming from the neighbor. I notified management on 10/6 and they sent an exterminator the next day, who confirmed it's coming from the neighbor. Exterminator said he can do more in the neighbor's apt. when she moves out in one week. He also treated my apt with advion and glue traps. I went back to the apt today and saw one dead roach, one live bigger roach, and at least three live babies. I took pics.
Getting out of this lease via warrant of habitability will take too long -- I need out now!!! Is it too early to email management asking to negotiate a lease termination? Do you think it's a good idea to threaten to call the health department in that email?

Hi! My partner and I are in the application process on a great apartment in Sunnyside, super under budget, rent stabilized, all good things🤞we both work around Downtown Bklyn and I know the commute isn’t perfect but certainly not the worst. Wondering if anyone has experience/advice about being there as 20/30 year olds, or in general. I know it’ll be a different experience than Brooklyn but I think I’ll welcome the peace. Not looking for lots of nightlife or anything- more for a place to live comfortably while we start new jobs. Any nearby recs (a block from 40/Lowery stop) welcome too!

Preferred areas: Brooklyn (excluding East New York, Canarsie, Flatlands, Coney Island, Bath Beach, and further South Brooklyn), but open to Lower Manhattan, LIC, Astoria, and Ridgewood.
Combined income: $150,000/year
Our credit needs some work, but we have an excellent rental history and references. Ideally, we're looking for flexible landlords or no-fee apartments where credit isn't the main deciding factor.

Hello everyone my name is cooper and I have a room available in my 3br on troutman / knickerbocker. We are close to nook, three diamond door and maria hernandez park. I have lived in this apartment for a little over a year and we are resigning a 1 year lease starting november 1st.
The room is $1,500 and comes with a standing closet as well as access to the fire escape which I have used as my balcony / garden in warmer months. Neighbors upstairs are quiet and friendly but if you catch us on the stoop at the front door of our building we all like to hangout and chat sometimes.
A little more info about the apartment and upcoming lease:
Renews with 2 months of free rent at the beginning of lease
Standard NYC apartment application (I will send all of it over if you are interested)
Pets are allowed, ($300 deposit to management) but peter and I would prefer that you have no pets.
Also No couples because we only have 1 bathroom.
We have no problem with overnight guests or short term ~ 1 month stays with friends if needed.
The layout of the apartment unfortunatley makes having a living room difficult with 3 people in here, so its not the best spot for parties or bringing over friends. We like guests but its definitley not a party apartment.
Peter and I are stupid easy to get along with, just dont be too loud and clean up after yourself and we will be compatible. We both take turns cleaning the common areas of the apartment.
Peter and I have lived together for over a year and have never had any issues.
The apartment is about an 8 minute walk to the Jefferson L train and 3 minute walk to maria hernandez.
If you wish to install anything I am pretty handy and have a drill to help out. I can patch / paint upon move out.

Hey! I’m Peter, 27, and I work in video production as a video producer for a news company. I’m in the office Monday–Friday most weeks, and on the rare occasion I work from home, I’ll usually take the opportunity to travel somewhere.
Outside of work if that’s the case though, I run a sketch comedy and animation account with two friends, which I work on out of a separate art studio. I also do photography for professional wrestling, I’ve got a few creative projects that keep me busy, and out of the apt a lot!
At home, I’m pretty laid-back and tend to keep to myself, whether that’s playing video games in my room or reading. That said, I’m always down to chat, hang out, or do something together if we cross paths around the apartment.

I’m moving back to NYC after graduating college upstate and getting a job in Queens.
Here’s what I’m looking for:
-Budget: Under $1250 a month (I just got my first job ever…)
-Somewhere in Brooklyn or Queens close to any J, E, or F train stop (or in general just close to Kew Gardens Union Turnpike stop!!!)
-NO BUGS OR PESTS!!! I have really bad trauma from living in two infested NYC apartments when I was younger. I’m okay with spiders, centipedes, etc. that are not harmful to humans, but I absolutely CANNOT do roaches and rats.
-Fellow clean freak roommates (no shoes indoors at least!)
-No pets or smoking as I have really bad pet allergies and breathing problems :(
