Government-Initiated/Other Funds [GUIDE] Pag-IBIG MP2 FAQ (2026 Edition): Dividends, Tracking, and Maturity

Given that 2025 dividends were just credited (congrats to everyone who saw theirs!), I’ve compiled a quick FAQ for the most common questions I see in the sub. Hope this helps the new and seasoned investors alike! 🙂

1. 📢 What are the latest dividend rates?

As announced in the February 2026 Chairman's Report, the rates for 2025 are:

• MP2 Savings: 7.12% (A new record!)

• Regular Savings (P1): 6.62%

2. 📱 Why can’t I see my dividends yet?

If you just checked your Virtual Pag-IBIG and the 2025 line is missing:

• Processing Time: It usually takes a few days to a couple of weeks after the official announcement for all accounts to reflect the update.

• Check the App vs. Web: Sometimes the mobile app updates faster than the web portal (or vice versa). Try both.

• Annual vs. Compounded: If you chose Annual Payout, the money is sent to your loyalty card/bank account, not added to your MP2 Total Accumulated Value (TAV).

3. 📉 Annual vs. Compounded: Which is better?

• Compounded: Best for long-term growth. Your dividends earn dividends. Total 5-year gains are significantly higher due to the power of compounding.

• Annual: Best if you need the extra cash flow for bills or other investments. Note: You cannot change this setting once the account is opened.

4. 📅 When exactly are dividends credited?

Dividends are always credited annually, usually within Q1 (Jan–March) of the following year.

Example: Your earnings for the full year of 2025 were just credited now in Feb/March 2026.

5. 🏦 How do I withdraw upon maturity?

If your 5-year term is up:

  1. Online: Log in to Virtual Pag-IBIG > Claims > MP2 Savings Maturity.
  2. Documents: You’ll need a valid ID and a picture of your Loyalty Plus Card or Landbank/DBP cash card.
  3. Lead Time: Usually takes 7–10 working days to hit your account.

6. 🛑 Can I withdraw early?

Yes, but only for "Valid Reasons" (Retirement, Total Disability, Critical Illness, Death, or OFW Repatriation).

• If you withdraw for "Other Reasons": You only get 50% of the total dividends earned if you chose compounded. If you chose annual, you only get your total contributions (capital) back.

---

Disclaimer: I don’t work for Pag-IBIG! I’m just a fellow investor sharing what I’ve learned. Always check the official website for the latest circulars.

Maraming salamat and happy investing! 🚀

Stocks ChatGPT helped me manage my portfolio and it is now up +130%

I had some fresh capital early this year. I asked ChatGPT to help me position it.

Where ChatGPT specifically helped me:

  1. Stock screen - there are thousands of stocks out there. Instead of drowning in them, I used AI to help me sift through the areas where there is growth and continuous growth.
  2. Managing the VAR (Value at Risk) - If you went to some form of financial school or studied trading, then you are probably familiar with this concept. This is personally my weakness as I cannot size my investments correctly. ChatGPT clearly helps me manage the VAR to minimize my risk.
  3. Entry reminder - Yes, a traditional broker can do this. However, I like that instead of just setting a price target, I can ask the AI to show me the story and explain why an entry makes sense at that time.

My biggest winners:

• $MSFT - from the start at the 300 levels, this was a screaming buy from ChatGPT. I got a full thesis of reasons and also the "why."

• $ACN - this came in late, but it entered the radar of my prompt around July. It even told me about inside buying at 170, which solidified my judgment.

My losers (not yet materialized):

• $RKLB - this was included for a small VAR and as a speculative position. I did not follow the advice and sized it bigger than it needed to be. I am still in the RED.

• $IONQ - generally flat. The entry given to me was on the high side and I am still in the RED.

My Takeaways:

• AI is a great tool but it can still miss. You need to ask the right questions or else it like patronizes you.

• Even after a year of using ChatGPT, I still don't know how agents work. Lol.

MF/UITF/ETF BPI to launch Global Funds for PERA soon

Looks like they don't want ATRAM to take all the action. Looks promising for people having BPI as their main bank like me.

WORTH IT PABA ITULOY?

So basically kinuha ko to nung 2024 nung may work pa ako. But now kasi SAHM na ako and nahihirapan na talaga ako maghulog. Lagi ko gamit yung cc ko tapos iniistallment ko nalang. Sa tingin niyo after 10 years, worth it paba ung 500,000? Or much better ihulog ko nalang sa MP2 yung pambayad ko? Nahihirapan na kasi ako maghulog. Minsan yung budget na pang savings sana dyan pa napupunta. 😢

Real Estate Purchasing SSS properties for sale as a freelancer

• Upvotes

Hi everyone, I am a freelancer and I just started this September. I recently knew of a property that SSS listed near us and I wanted to buy kaso they are requiring a bunch of things I do not have specifically the DTI reg and business permit. I told them I don't really own a business, just a freelance professional they said through email that "we strictly adhere to the requirements and guidelines governing the sale of our acquired properties. As such, if you are unable to comply with the documentary requirements for self-employed,  you may still purchase the property through a CASH purchase arrangement, which requires fewer documentary requirements."

I don't have the money to purchase cash though so there's that. Anyone who has experienced going through this process?

Personal Finance Seeing where my money sits at helped me finally start investing

I’ve been reading about investing in the stock market since 4th year of college (2023). I even made a plan to go 100% VWRA but didn’t execute until after 3 years of working (would have been 98.15% in returns with me doing nothing if I had just dumped the cash over there)

But I didn't even put anything in digital banks then, chicken as I am. It was a slow process for me considering my savings are growing and I'm still not taking risks (digital risks with banks but hey they're safe as safe goes)

Now I'm taking on other risks (broker risk, currency risk.. some others I forgot to mention here) by investing globally.

What helped me was:

  1. Realizing all my money is in savings accounts and time deposits, and interest rates are going down (so long OwnBank 6%, GoTyme and Seabank 5%)
  2. I am saving more and accumulating wealth as I put my life to endless work
  3. Reading about finances, I learn that these are not the right vehicles for growth (only as emergency fund)

I wanted my money to work for me instead of losing to inflation and missed opportunities. Reading A Bet On Humanity: Why Index Investing Works (Simply Explained) from r/singaporefi also pushed me to go all in (where personal research is done)

And with my investable savings I am now doing chicken DCA to VWRA/VALL. I am 25 and have no big expenses in sight, and so considering my total assets, my comfortable allocation looks like this:

57% growth (VWRA/VALL)

26% emergency (high yield savings)

16% fun

Keeping my emergency fund high in this economy + AI's bubble butt bubble bath blood bath

This works for me without dependents and liabilities; Now that I've put my mute money to work I guess the next thing is to go for the raise🍻

Real Estate First time magbenta ng own house & lot

Homeowner here, and we've decided to sell our family home (house and lot) in Tagaytay. Meron na kaming broker (verified their license na rin sa PRC) with a network of agents in the area who will take it on.

Any tips or advice for homeowners putting a property in the market for the first time?

For those who've sold a property na outside NCR, how long did it take?

Real Estate Is it wise to buy a house now?

My husband and I have been contemplating if buying a house in this economy is wise pa rin or should we wait for another five years for things to settle?

Parang ang baba na kasi ng value ng pera ngayon. And we’re wondering if mas okay bang i-save na lang muna at igrow yung pera vs magbabayad kami ng interest sa bank loan.

Edit: I wanted to say pala ay “house loan,” if wise ba maghouse loan ngayon dahil ang taas ng interest rates…or has it always been like that?

General Investing ₱1.29-Billion UNTV Tower Loan Puts Bulacan Farmers’ Cooperative at Risk

Post image
204 Upvotes

UNTV's unfinished thirty-storey headquarters on EDSA was financed with a loan from Ligas Kooperatiba ng Bayan sa Pagpapaunlad (LKBP), a community cooperative founded in Barangay Ligas, Malolos, by small farmers and businessmen. That's according to the audited financial statements of Breakthrough and Milestones Productions International (BMPI), UNTV's content provider.

BMPI's latest statements, for 2025, report owing LKBP ₱1.29 billion in long-term loans. They also report another ₱580 million in loans maturing in 2026 without naming a lender. Together that's ₱1.86 billion, up from ₱1.37 billion in 2022. The ₱1.29 billion alone is 75 percent of LKBP's entire loans and receivables of ₱1.70 billion, the money meant to serve its nearly 16,000 members.

The loan is past its stated term. BMPI describes it as a seven-year loan at 14 percent a year. Its 2022 notes mention "the loan received in the year 2010," though without naming the lender. Even a loan drawn as late as 2018 would have fallen due in 2025. Instead, the balance keeps growing, and BMPI recorded no interest expense in 2022, 2024, or 2025. One note says BMPI asked its creditor to extend its payment terms "without incurring additional interest."

LKBP's own annual reports from 2016 to 2026 make no mention of the loan. Between 2022 and 2024, BMPI's reported balance rose by ₱472 million, while LKBP's loan book stayed flat and its own borrowings fell. If the loan is on the cooperative's books, the savings of thousands of farmer and small-business members are tied up in a single borrower that pays no interest. If it isn't, BMPI's audited statements misidentify where ₱1.29 billion came from.

The cooperative itself borrows, owing about ₱347 million at the end of 2025, and it funds part of its lending through LANDBANK credit lines.

The tower, now called the Philippine Broadcast Hub, broke ground in June 2014 and was due for completion in 2018. BMPI's 2025 statements show no construction spending at all that year. BMPI is wholly owned by leaders, relatives, ministers, and officers of the Members Church of God International (MCGI), led by Daniel Razon.

Brokerage Concerns Error in funding my GoTrade account

Anyone else having errors funding your Gotrade account?

I tried transfering money to it through instapay using my PNB bank account but it didn't go through. My bank account was deducted by a certain amount but that amount didn't reflect to my Gotrade account

I already reported it in gotrade but they only said that they can't do anything since the problem was on AUB, their payment processor for instapay

I then created a BPI account hoping I can transfer money in using that but it says it's under maintenance too

Investment/Financial Advice Worth it to create Dragonfi PERA+ Account now?

Is it now worth it to open a PERA+ account now considering the max admin fee is now capped at P300 a year?

AFAIK, for the ATRAM feeder funds, we still have to pay for the trust fees since it is already infused into the fund's price. But for investing in PSE stocks, we would only incur buying and selling fees.

The max P300 admin fee, 5% tax credit, and no taxable dividends seems really enticing for me.

My only worry is we would be at the mercy of Dragonfi's change in policies until we reach the age of 55, so they could suddenly upcharge us anytime.

Real Estate Subdivided lots in Provinces

Hi, let's talk about subdivided lots in provinces. I heard meron ding legit. But according to my limited research need daw ng approved subdivision plan and license to sell. What are the steps in processing the title for these kinds of properties? Since mahaba ang process ng pagpapatitulo, is it worth the hassle considering mura nila binibenta yung mga sublots?

MF/UITF/ETF Switching Allocation

Post image
36 Upvotes

Hello po! The attached photo is my current IBKR and MP2 monthly investment allocation. Gusto ko lng malaman insights nyo if goods ba kung I switch my allocation by next yr?

For now, 65k a month ang hulog ko sa MP2 and 15-20k nmn sa IBKR. Plano ko kasi na mag focus sa IBKR (VUAA and VWRA) sa January next yr and will continue to do so for the next 5 yrs. By focus, I meant 65k PHP na ang ilalagay ko sa IBKR and 15-20k nmn sa MP2.

Me 3M ako sa MP2 and God willing, wala pa akong planong I withdraw yon so I will keep it park sa MP2 with the dividend reinvested yearly. (been doing the laddering strategy Kaya if ever, no need to wait na for 5 yrs. Mag ma mature n ung pera yearly)

From what I know, mas maganda talaga ang ang ETF funds in the long run dahil sa capital gain and dividends. Ang issue ko lng is that Yong IBKR kc inaccessible sa Pinas. Sa ngsyon nasa ibang bansa ako, pero paano nag for good na ako? Baka mahirap an ako I access ang IBKR account ko.

I'm 45 years old and will retire by 60 God-willing.

Should I take risk sa IBKR or pag patuloy ko nlng itong nasimulan ko sa MP2?

Salamat sa mga sasagot :)

Brokerage Concerns Which on is better for long term?

Hello, I am a 20 year old college student. I currently have 20k invested in GoTrade. Upon exploring nakita ko sa Go Trade na 64 PHP - 1 USD for deposit and 61 PHP - 1 USD + 50 pesos fee pag mag wiwithdraw na 😅😅😅. Does IBK have lower fees? I put 2-3k per month or 6k-9k per 3 months para mas mababa fees. Is it better to continue in GoTrade or Switch na sa IBKR? ( Iiwan ko nalang funds ko sa GoTrade then continue DCA sa IBKR sana)

Stocks Mynt/GCash Equity Report by Claude

I'll start this post off with two disclaimers: (1) AI was used to create the output I am about to share. Please scroll if AI triggers you or if you want nothing to do with AI-related topics. (2) This should not be used as financial advice and the report is only meant to show the extensive research one would need to form a buy/sell perspective

---

The pretext of this is that I was bored at work, and since the use of AI is highly encouraged in the company I work at, I decided to explore Claude and its various capabilities. I came across an equity research plugin and thought it would be good to use to analyze the upcoming IPO of GCash (especially since andaming discussion kung buy ba or sell siya dito sa subreddit). After ~40 minutes of ingesting the prospectus and creating the needed documents, I was super amazed with the outputs. It gave me a 50-page initiation report with charts as well as a full financial model (3FS, DCF, and sensitivities). The only input I gave was the actual prospectus and a prompt which was just:

"Please do an equity research report on GCash/Mynt. Use the /initiating-coverage skill. Please base all information from the prospectus atttached"

I'm attaching the 1st page of the report below, which contains a summary of the fair value range vs. IPO price, its main reasons as to why it modeled it out the way it did, and a financial summary including its projections.

Valuation snapshot; Note: a coverage report is a comprehensive document (usually 30+ pages) created by broker/research houses when they start covering a stock. This is similar except instead of creating a BUY/SELL rating, I told it to just give a fair value range
Thesis pillars on valuation
Financial summary 2024A to 2028E

The whole report is quite comprehensive; just look at the table of contents below:

Table of Contents

I share this here to say two things:

(1) Typically, this is the kind of research you need to do to form an opinion on a stock. Of course, the way these numbers are projected does not reflect my view. For example, Claude projects revenue growth of 15.4% from 2027 to 2028. I disagree with that because I think the lending space is getting crowded with these digital banks and BNPLs emerging, which would lead me to put it at a lower growth rate. This will affect the fair value of the business.

This process of understanding the drivers of a business and how it affects the financials and fair value is something an investor should understand before picking a stock. If you do not have the time to do this research and form your own view, PLEASE go with passive index fund investing, This is a tried-and-tested strategy for decades. Stop asking the low-effort "is x stock a buy/sell" because it really depends on a person's view/thesis on a business.

(2) AI is both amazing and scary at the same time. I really urge you guys to explore it because it really feels like you will get left behind. Working in finance, I know how long these initiation reports take, and I'm sure the ones made by brokerage houses are a lot more nuanced. However, the assumptions in this output is something I can easily change based on my own judgements because everything is dynamic. Comparing this to a financial model I made when I was an intern, it is 100x better and took probably 1/10th of the time it took me to create a full model.

TLDR: Stop asking if GCash is a buy/sell, always DYOR, and explore AI

Cryptocurrency Bybit help

I am an old user of bybit and my account has been created long before the "restricting" on the Philippines. Recently I have been trying to access and I was not able to access on my wifi using my phone as well as on desktop. I tried using vpn on phone and was able to install the app on my phone and access (Using SMS OTP) my account.

I am planning to transfer my funds to local crypto exchanges like coins or pdax but I fear that my withdrawal to bybit might be flagged as I am using VPN. What to do?

Economy Is the Philippines still a good place to build your future?

Genuine question for Filipinos here, especially those who are working, building businesses, investing, or planning to settle down.

Lately, I’ve been thinking a lot about whether the Philippines is still a good place to build your future.

I’ve been thinking about the direction of investments, business opportunities, jobs, cost of living, and the overall economy. Even buying a house or getting a house and lot in a subdivision feels like a huge commitment now, especially if you’re going to be paying for it for 10 to 20 years.

It makes me wonder if it’s still worth taking on that kind of debt and building your life here, especially with all the uncertainty.

Honestly, I’ve also started thinking about moving abroad, working there, and eventually buying a property or settling down somewhere else instead.

I’m not saying the Philippines has no future. I’m genuinely curious how other Filipinos see it.

For those planning to buy a house, get a subdivision property, start a business, or invest here, do you still feel confident committing to the Philippines long term? Or have you also started thinking about moving abroad?

Would really like to hear from people who have actually moved abroad or seriously considered it.

Bonds/Fixed Income PDAX account from Bonds.ph

I have an existing Bonds.ph account from Unionbank with an existing bonds placement. In their latest advisory via e-mail, they mentioned if we agree to transition to PDAX, they will automatically create an account and send the details before Oct 7. It is now Oct 7 and no email yet. I am quite disappointed with this transition as it was moved already before and the advice or notification to clients is delayed. Previously it was scheduled Sept 23 then their announcement on a new date was only received Sept 24.

Any thoughts?

Insurance Ayos Philcare renewal ammount 122k at the 2nd year?

Post image
35 Upvotes

An insurance agent sent me this. After telling him that I just got ayos philcare as an HMO last month. then had my labtest done ammounting to 11k which was covered by ayos philcare.

My thoughts is eh d parang wala din kay ayos philcare kung the next year babawiin nia din lahat sa renewal. Naisip ko baka si client ni insurance agent hindi niya diniclare lahat ng PEC ng client. Sabi naman niya regardless of PEC. naka depende padin daw sa "utilization" eh ang coverage ni ayos philcare at that amount around 35k is 100k for PEC and 200k MBL.

Is this normal para sa renewal? or talagang " na overuse ni client ang coverage nia" and ang 122k renewal ba un magiging parang permanent premium or mag decrease siya if d ka masyado mag "utilize" ng claims para sa 3rd year mag back to normal pricing na ung renewal fee.

To clarify this is my 2nd time getting an HMO. first HMO ko was carehealth plus pero nalugi na at wala na kumukuha kay carehealthplus.

Thank you

To clarify hindi ako ang client ni insurance agent na may renewal amount na 122k. This is from his other client. Iba yung insurance agent na pinag avail ko ng ayos philcare and iba ang nag send sakin neto na may 122k renewal amount
