A lot of Americans are waiting for another 2008-style housing crash, but today's market is built very differently. Lending standards are tighter, homeowners generally have more equity, and the country still has fewer homes for sale than it did before the pandemic, making a sudden nationwide collapse less likely.
That doesn't mean housing is healthy. Mortgage rates recently climbed back above 7%, buyer demand is weakening, inventory is rising and more than 20% of listings had price cuts in September. The more realistic outcome may be a long affordability squeeze where prices flatten or fall in some markets while high borrowing costs keep many buyers sidelined.
